I purchased my new Shea Homes home in December of 2014 in Southern CA. As a result of Shea Homes having done a HORRIFIC job with construction, my HOA pursued Shea Homes, hired a third party to inspect the construction quality and Shea acquiesced by agreeing to have a company perform the necessary fixes.
Needless to say, there are A LOT of structural items requiring fixing. If Shea Homes had built it right the first time, then we would not be all living through this current construction zone. Also, when Shea Homes was getting ready to deliver my home to me in 2014, I found two areas of HOLES in the half-bath drywall ... one in the area of the water line to the toilet and the other above the light fixture.
So ... you're ready to deliver a customer a brand new home with holes in the drywall? Hmmmmm ... so I asked the Shea Homes representative, 'what else is wrong, like in the walls that I am UNABLE to visibly see?' To which his response was: 'I can assure you, everything else is fine and to spec ...' Another, Hmmmmm.
Some of my fellow homeowners here have had roof leaks ... AND, melted cabinets and rails above the cooktops. Unbelievable. Lastly, Shea Homes SEVERELY underfunded the HOA from the beginning ...
our monthly HOA fee having DOUBLED in 9 years. Bottom line based on my own personal experience with Shea Homes: Shoddy build quality and a lack of ethics.

Lack of customer service , low quality construction
where to start, Even though we had a final walk a week before but still at the time of accepting the keys our place was a mess and the management's response to my complaint was "I didn't have time to get it done"
2 Months later we got a bath tube from 3rd floor leaking into the kitchen. It took them around 3 to four weeks to fix it.
cpl months later I received a refund check for the upgrade that I paid for and they cannot deliver.
I haven't cash that check for about 4 months and now has been expired so in past 2 months I have been leaving voicemails trying to speak with someone and get a new check so finally spoke with a very rude, unprofessional, and unpleasant person name Mary who was not helpful and very painful to talk to..
I cant wait for the market to change so I can sell and move from this place. Unfortunately there are too many bad experiences with shea management and they took away all the excitement away from me and my family

Shea homes is a poor institution that doesn’t care about their clientele after the 10 yr warranty is ended!! Don’t trust them since they commit Sins of Omission!!
Dear Trilogy neighbor,
We want each of you to be aware of a massive incident that flooded our home sometime between July 5th to 6th when the copper water manifold above our master bathroom failed (see image 1) & spewed hot steamy water into our attic & into our home below which then collapsed the bathroom ceiling! This massive flow of water mixed with wet insulation poured into our master bedroom & then into the interior of our home covering 89% of our floors with 3-4 of steaming hot water.
Unfortunately, my wife was gone for less than 24 hrs caring for her ailing mother & I was out of town on business.
Thankfully I had been called by our landscaper on the morning of the 6th who alerted me that water was pouring out of every door as well as from under the stucco on each side of our home! We had a neighbor rush over to turn off the water main which could have resulted in potential electrocution for him since there were wires dangling from the bathroom ceiling.
We have had to move out since the home is uninhabitable & have been forced to move into a hotel & two VRBOs with a final rental in Trilogy thanks to Linda Del!! The prospective finishing date could be 6-12 months & hundreds of thousands of dollars for the structure & damaged new furniture we just purchased!
We had no prior notification of this potentially harmful & devastating occurrence which could have been life threatening for my wife had she been sleeping in our bed that night (see image 2) massive damage to our master bedroom with the water mixed with insulation on our floor & furniture! Needless to say it has been a traumatic & devastating experience!
We didnt receive any notification from Shea Homes as to the potential defective manifold which has caused the interior of our home to be demod (destroyed).
Our home is 14yrs old & out of warranty but after showing KOREY Carroll Shea Regional Operations Manager the damage he said that the cost will be covered by our insurance so they have no other responsibility! Our businesses which are managed from our home have been gravely impacted due to the damage from the water to our desks, computers & other electronic equipment! We have asked KOREY for a copy of Sheas bulletin alerting the homeowners since we werent notified! He said the bulletin was forwarded to all homeowners four years ago alerting them to to check this defective part & that Shea would send a plumber to check it.
However, after a few days he corrected himself & said that didnt occur & there ONLY 3 people that had this issue or less than 1% of all residents. He then said that it was discussed during a Town Hall meeting but still hasnt been able to locate the minutes. Furthermore, he did say that after the meeting that only 3 homeowners accepted his suggestion to have their manifold checked & I called one he mentioned which they denied ever occurred! Why didnt all homeowners receive a registered letter regarding this potential TIME BOMB when Shea started replacing the copper manifolds with new plastic ones?
Perhaps KOREY or Preston could answer this & have saved us such consternation & loss of time not to mention the massive stress factor physically & mentally?
We are concerned for all our neighbors & especially for those whose homes are over 10 years old since we purchased ours in 2008.
The newer homers were fitted with plastic manifolds (Id have Shea send a plumber to check those also) thus eliminating this failure but when & why werent all homes notified & replaced by the newer part at that time? There are usually a manifold in each bathroom!!
Too many unanswered questions!

No meaningful intervention provided to address the significant problems with cracks inside and outside. It took 5 phone calls to reach a Shea representive; messages were left but not returned.
On 2-23-23 a Shea representative came to my home and refused to provide credentials when asked for and only provided a business card after many requests. I was told it will take several weeks or more for any follow up. My request for information in writing was dismissed (ignored). I requested a consult with a structural engineer and was dismissed.
I was told by someone who would not disclose their credentials that this is normal. My questions focus on how a person without documented credentials can legally make such assessments and statements before consulting with a structural engineer.

Latest update is no deposits will be refunded. Shea Homes is drawing up the cancelation process for us--we expected it on Monday or Tuesday and today is Thursday. And Shea Partners are continuing to reach out via email to move forward.
We have since been told that NO DEPOSITS are being returned to buyer from Shea, regardless. As we look back on the procedure Shea pushed us to get qualified, qualified us on our last 2 years of income, highly suggested for us to put in a loan lock (for an additional...
We sent in the $20K plus 1/4 of the cost of the solar and water heater Plus a 4000 loan lock fee (to be returned when the loan closed). So off we went on the journey. As we got closer to our anticipated Oct/Nov close we went back to Shea mortgage to see what additional information might be needed to close. Since there is no loan contingency we were committed...until they told us we no longer met minimum requirements.
We asked for at least some of our deposits back and were turned down with no options. So we are out $32000. A bit of a burden as we are both over 70. Buyer beware.
Buyer beware. They are ruthless and take no prisoners.

We actually purchased our first home from Shea homes and were satisfied with everything. After couple of years we were having a baby so we thought of upgrading to a larger place so we put a deposit on a larger place from Shea homes, we listed our place and were just about to close when COVID hit, the buyers of our place got cold feet and backed out of the transaction because of which we had to back out, but Shea being a bunch of greedy a**h**** took our deposit.
Also, the housing market got crazy and Shea homes went on making millions of dollars throughout the pandemic while all the middle class people like us were struggling to make their ends meet. This is actually not the worst part, fast fwd a year later, we got a letter for Dormant funds department of Chicago title saying that since the escrow wasn't closed, our deposit for the new home that we were about to buy is just sitting there unclaimed for over a year.
It's not like Shea homes had to use our money to pay their employees and all. Similar letter must've been sent to Shea as well, we tried to claim our money but the greedy a**h**** from Shea wasted no time to take out money, AGAIN

Customer warranty is a joke, they push and push and push everything out as far as they can claiming it as non emergency. Heat in my kids rooms when 30 degrees outside in not an emergency. Broken mirror in my bathroom is apparently not an emergency.
